The brief

Our clients approached us to design a clean and modern coastal home that would capture the breathtaking views of Smiths Beach while creating a relaxed, inviting atmosphere for family and friends. Having lived in New York for many years, they sought a slower, more grounded lifestyle connected to the ocean.

The home needed to balance bold architectural expression with a sense of warmth and calm — a place equally suited to quiet retreat and lively entertaining. With regular visits from extended family, it was important that the layout provided generous shared spaces as well as private areas for guests to feel at home.

Our approach

The design makes the most of its elevated position, opening the home to sweeping views of the coastline while maintaining privacy and protection from prevailing winds. Clever use of angles allows the form to sit comfortably within local planning overlays while framing key ocean vistas.

Reverse living ensures the kitchen, dining, and main living areas share the upper level, where natural light and sea breezes fill the space. A chef’s kitchen and butler’s pantry provide functionality for everyday living and entertaining, while a formal sitting room and expansive deck connect directly to the outlook beyond.

A mezzanine study overlooks the bluff, offering a contemplative workspace surrounded by natural light. On the lower levels, guest suites and family bedrooms each have their own outlooks and ensuites, giving every visitor a sense of privacy and comfort.

Throughout, material selections reflect a modern coastal palette — light, textured finishes paired with moments of contrast and depth. Interiors are designed to feel refined yet relaxed, with statement lighting, sculptural detailing, and spaces that encourage connection to the surrounding landscape.

The result is a contemporary coastal home that feels both effortless and enduring — a true architectural showpiece shaped by its remarkable location and the lifestyle it inspires.
